Ventilation Cleaning

Ventilation cleaning is the process of removing dust and other built-up contamination from the ventilation system. The aim is to ensure that air moves through the system as intended and that the air people breathe does not pass through dirty ductwork.

Ventilation cleaning helps improve indoor air quality, overall comfort, and fire safety.

Ventilation cleaning does not include equipment servicing or system calibration. These are covered under a separate service: ventilation maintenance.

Why is ventilation cleaning important?

Ventilation cleaning becomes necessary when the system technically still exists, but air exchange no longer delivers normal results. Dirt builds up inside the ductwork over time and can begin to restrict airflow.

In apartment buildings, a major issue is that natural ventilation is inherently difficult to control. Its performance depends on wind conditions and the temperature difference between indoor and outdoor air, which means that even minor blockages in the ducts can lead to very different results from one day to the next.

Common signs that a ventilation system needs cleaning include poor or stuffy air, persistent odours, slow removal of humidity, and the feeling that the ventilation is running but no longer doing its job properly.

In apartment buildings, this may also show up as odours coming from neighbouring flats. In office buildings, schools, care homes, industrial facilities, and other properties, it often means the ventilation system is no longer delivering the required air exchange rates or indoor climate conditions.

A good enquiry should clearly state whether the supply ductwork, extract ductwork, and air handling unit components need to be cleaned, and whether fire damper inspection or any additional work is also required.

What matters in ventilation cleaning

A thorough and well-defined scope of work

The first step is to determine exactly what needs to be cleaned. Wherever possible, Aero Grupp recommends preparing the system documentation and drawings in advance, and in many cases it makes sense to begin with a site visit.

We prepare a clear work schedule and carry out the job in a way that does not turn the premises into a construction site unnecessarily. This is not a side issue, but an important part of service quality.

This is the stage that many housing associations worry about most. We agree a clear work plan with the association and keep communication straightforward. Residents know in advance when we will arrive and how long the work in their flat will take.

The cleaning itself is carried out using the method most appropriate for the system: mechanical cleaning, manual cleaning, compressed air for hard-to-reach areas, and where necessary, wet cleaning for heavier contamination. During mechanical cleaning, the loosened dirt is collected into negative pressure units fitted with filters so that it does not spread into the rooms.

After the work is completed, a report is issued. It includes the scope of the cleaning, photos, and a description of any issues discovered during the work.

Answers to some common questions about ventilation cleaning

What is the difference between ventilation cleaning and ventilation maintenance?

Cleaning removes dirt from the ductwork and other system components. Maintenance focuses on the technical operation of the equipment, including filters, settings, and the prevention of possible faults.

This depends on the type of system, its usage load, and how quickly contamination builds up. In a heavily used system, significant dirt accumulation can develop within as little as 1 to 3 years.

When the work is done properly, the dirt is collected into negative pressure units fitted with filters so that it does not spread into the rooms. Proper working methods are just as important here as the cleaning itself.

If the problem is caused by restricted airflow due to dirt build-up, cleaning may help. If the cause lies in the system balance or technical design, then an inspection and possibly additional work will also be needed.
